One of the easiest ways to locate a property’s assessment is through the Cook County Assessor’s on-line Assessment Search, which covers both residential and non-residential properties. Another option is to review the prior year’s tax bill. Tax bills remain consistent, with slight fluctuations from assessment to assessment.

If you are still uncertain about the information you have viewed on the Web and in a tax bill, your next best solution is to check with the Assessor’s Office directly. You can also go to the Cook County Board of Review for information on a property’s assessment. However, if the property is up for reassessment, the information on the previous year’s tax bill and the Website may be incorrect. Check with the Assessor’s Office directly.

Be proactive and find out your property's assessed value as soon as possible, especially if you know the property is up for reassessment. TIP: If you purchase a mixed-use building with fewer than seven residential units (i.e. storefront with apartments upstairs), and find that you are being taxed at a commercial level (38%), you must file an appeal immediately to get a correct assessment level applied to your buildings.

TIP: Before signing a commercial or industrial lease, check to see if you will be charged separately for property taxes, and -- if so -- how much this will cost, and when will you be billed.
